Community Overview
Trilogy La Quinta is a 55+ Active Adult community of 1238 homes spanning 536 acres, built around a golf course. The community built by Shea Homes began in 2003 and was completed in 2011, there are 13 different home models, with less than 400 backing to the golf course. Trilogy homes range in size from, 1386 S.F. to 2,769 S.F.

Trilogy La Quinta 2019 Market Summary
In 2019, Trilogy’s homes were 58% owner occupied, 42% were absentee owners. For the year, Average Home Sold prices increased (+6%), and Median Prices (+5%), same as for the entire City of La Quinta.
Of Trilogy homes sold, (44.6%) were on the golf course, and (53%) had a pool. The highest priced home sold for $745,000 and the lowest, $300,000.
The Number of Homes Sold was down by (-12%), 92 vs. 104 in 2018, accounting for the Total Sales Volume being down by (-7%) or, $3,107,490, for a total sales volume of $43,617,361.
One interesting note, is that the city of La Quinta also had home sales decrease by (-4%), but, their sales volume was up (+1%) or, $9,644,868, for a 2019 Total Sales Volume of $864,305,324. A few higher priced homes could have accounted for this.

- Number of New Homes Listed increased (+16%) 107 vs. 92 in 2018.
- Days on Market increased by (6%), to 114 vs. 106 in 2018.
- Sales by Total Dollar Volume decreased (-7%), $3,107,490 for a total sold volume of $43,617,361 in 2019 vs. $46,724,850 in 2018.

- Trilogy and the City of La Quinta are in lock-step with increases in Average Sold and Median Prices of, 6% and 5%.
- The Number of Homes for Sale was (+10%) higher for the City, but decreased slightly in La Quinta.
- Both experienced decreases in the Number of Homes Sold and Pended, although Trilogy’s ran deeper, (-12%) and (–14%).
- The Number of Days on market decreased slightly for the City, but increased by 6% (114 vs. 106 in 2018).

Trilogy Homes Sell Well All Year Long
- Trilogy Homes Sell Year-Round. Of the 92 Trilogy homes sold in 2019, 49 homes (53%), sold January through June; 43 homes (47% ), sold July through December.
- As might be expected, the 1st-quarter, ‘high season’ had more homes sold, but not by as much as you would think. (29%) of annual home closings took place in the first quarter, (24%) in the second quarter, (25%) in the third quarter, and (22%) in the fourth quarter. Clearly, Trilogy homes sell well all year long.
- Annually, Homes Sold Under $500,000 represented 60% of Total Annual Sales. The first three-quarters of the year, homes under $500,000 represented 52%-59% of all sales. In the fourth-quarter, the percentage of homes sold up to $500,000, increased to 70% of total sales.
- Annually, 12 Homes (13%) sold from $600-$799,999.
- Annually, 3 Homes (3%) sold from $700-$745,000.
- 4Q Had the Least Number of Homes Sold, 20, (22%) of annual sales.
- 4Q Sold Homes Less than $500,000, increased to (70%) of total sales.

The Long Game – Trilogy 6-Years Market Study

Bottom Line. Trilogy home sales on average have been remarkably consistent throughout the past 6 years. The bright spot is that homes at the lower end of the market have increased. On the flip side, homes priced at the highest end of the market are struggling.
